Property developersProperty developer Île-de-France 2026: Nexity, Cogedim, Bouygues Immobilier, Sogeprom compared on entry price, PTZ and strength.
Read the guide →New builds cut notary fees to about 2 to 3% of the price, versus 7 to 8% for resale properties. They qualify for the PTZ (zero-interest loan) everywhere in France since April 2025, and sometimes for 5.5% VAT in certain neighbourhoods. Homes meet the RE 2020 environmental standard.
A VEFA purchase (vente en l’état futur d’achèvement) means buying a home off-plan. The price is paid as construction progresses, and the completion guarantee protects the buyer if the developer defaults.
In zone A or A bis, the PTZ finances up to 50% of a new apartment, within an operation cost cap of €150,000 to €360,000 depending on household size. The PTZ calculator gives an estimate for your situation.
Entry prices and completion dates are collected from the developers’ websites, on the date shown under each tool. They refer to the first available unit and may change.
